Common Roofing Systems and Their Advantages and Disadvantages

There are a variety of commercial roofing systems available these days. As with everything, each comes with their own unique set of advantages and disadvantages. Ultimately, the choice will be yours, but it’s good for you to be aware of these things prior to making the final decision.

We’ve compiled this list to help you determine what is most important to you and your business, when it comes to your commercial roofing system.

Commercial Metal Roofing System:

Advantages

These are known for being durable and weather-resistant, with a long lifespan. Pooling is minimal because rainwater and snow is able to easily drain and slide off the roof.

Additionally, metal is very energy-efficient and fire-resistant with a variety of colors, styles and finishes available.

Disadvantages

Metal roofs can be more expensive than other systems. While the cost is balanced out in the end by the advantages, if money is a big factor for you this may not be your first choice.

Commercial PVC Membrane Roofing System:

Advantages

These roofs are fire-retardant, which means if there’s a fire the PVC is able to self-extingush, which prevents flames from spreading.

Additionally, PVC membranes are resistant to wind, moisture, chemicals and punctures. Durability and energy-efficiency make them a great choice.

Disadvantages

PVC roofing systems are also expensive initially, especially if the original roof must be stripped first. For example, an asphalt roof is incompatible with PVC, so it must be completely removed prior to installation. However, once the installation is done, you’ll have a roof to last a lifetime.

Commercial TPO Membrane Roofing System:

Advantages

This is one of the most common single-ply commercial membranes. It’s affordable, recyclable, durable, lightweight and flexible, which makes it a great universal choice.

Additionally, TPO membranes are available in lighter colors that reflect heat off the roof.

Disadvantages

Simply put, this is a newer roofing material, so it hasn’t had to withstand the test of time. We’re not totally sure what its longevity is, so while there are significant perks, it may not be certain enough for you.

The Price of Commercial Roof Repair

The foreseeable costs of your commercial roof will, most likely, factor into your choice. You want something durable and low maintenance, even though it may cost more upfront. However, remember that this cost will save you bigtime over the years in fewer necessary repairs and replacements.

While it’s hard to determine what your future repairs will cost due to a variety of uncertainties–including roof type, damage type, how much damage is there, location of the property, pitch, height and warranties–it’s best to ask your commercial roofing company for an estimate to get a firmer idea.
